Character Area 8: Industrial
Character Area 8 is located in the southeast corner of the city
and is defined primarily by the Russian River on its north and west
boundaries, and the city limits on its south and east boundaries. It
is a key gateway into town.
Current development in Character Area 8 is primarily industrial,
with a few single-family residences. The majority of buildings
are set back significantly from Healdsburg Avenue but maintain
a landscape buffer along the edge of the property fronting the
street. Beyond the landscape buffer, parking lots are most often
located in front of the primary building. Buildings are typically
large in area and one-story in height. In Character Area 8, form
follows function, maintaining access drives for large equipment
and large warehouses as a priority over pedestrian-oriented and
designed development. The primary considerations for design
in this area focus on edges of properties that are visible from the
street.
