Scenario Modeling
In order to analyze a variety of the issues that became apparent
during the review of the Handbook of Design Standards, a
series of modeling scenarios were created. The lot in each
scenario is a lot size that is typical of lots in Breckenridge,
a 0.14-acre site and a 0.22-acre site are used, and the
historic building is also a common size for historic homes in
Breckenridge (800 square feet). The remainder of the design
variables on each site differ, including the following:
• Connector length
• Height of the addition
• Size of the addition
• Orientation of the addition
• Width of the addition in relation to the width of the historic
building
• Garage Placement and driveway access
• Lot coverage with paving materials
Each scenario includes a short description of the design
variables in the “Information” box, and a summary of the
building dimensions and the UPA for the scenario in the “Quick
Facts” box. The scenarios fit within the existing allowed UPA
in the land use district, and also follow the connector formulas
as presented in the current Handbook for Design Standards.
Below, each scenario is described and the key lessons learned
are provided.
Scenario 1
The shortest connector and smallest addition of the series
of scenarios are shown here. The addition in this scenario
maintains the ridgeline of the historic building and is not wider
than the historic building.
• Lessons Learned: Where an addition is connected to the
historic structure, require that the ridgeline be maintained
so as not to loom over the historic building. The Standards
should also encourage a connected addition to not extend
wider than the historic building. Assign negative points for
walls that extend beyond the width of the historic building.
