Physical Implications of Projected Growth
The aerial view below of the GlenBrook subdivision, along Perry Road in south Grenada County, shows an
existing neighborhood of approximately 100 single-family home lots. To accommodate the midpoint
population growth projection included in this plan section, Grenada County would need 34 more
subdivisions equivalent in size to GlenBrook by 2040 (at a minimum considering that population could
grow at an even faster pace in the years ahead depending on economic development successes). This
quantified need for land area and dwelling units is based on:
An average household size in Grenada County of 2.47 persons.
100 units housing 247 residents at
2.47 persons per household.
3,420 units (100 x 34.2) needed to
house 8,447 additional residents by
2040, which is based on the midpoint
projection of 30,076 total residents in
Grenada County in 2040.
This initial approximation provides a
starting point for tracking land
consumption in the years ahead as actual
population growth and land development
activity continue. The needed land area
will decrease depending on the extent of
added population that is absorbed into
housing types other than single-family
detached homes. At some point Grenada
County may begin to see newer subdivision
plans that include a mix of housing types,
such as townhomes, which reduce the
overall development footprint and can
preserve more green space through
smaller lot sizes and if some housing is
clustered on a portion of the site.
